A tear visible from the loft can make roof underlay the immediate focus of a repair enquiry. The material is part of a wider roof assembly, and its condition needs to be considered with the covering and the symptoms at the property.

A visible defect does not, by itself, establish whether a small repair or more extensive work is needed. The relevant question for the assessment is how that finding relates to the roof’s construction and performance.

Record without disturbing the layers

If the area is safely accessible, note the location and any visible staining. Do not pull material aside, remove insulation or step onto unsupported surfaces to improve a photograph. Leave close inspection where access is uncertain to a suitably equipped professional.

Include the covering above

A roofing assessment should consider relevant tiles, junctions and other details above the affected area. Replacing or patching a concealed layer without understanding the wider condition can leave the scope incomplete.

The route of access also matters. A repair from outside may involve lifting covering units, while a view from inside may reveal only part of the construction. Establish the intended work and what cannot yet be confirmed.

Keep a repair distinct from a reroof

A local defect should have a defined location and proposed treatment. If wider renewal is recommended, ask for the condition findings supporting that extent of work and the layers included.
