Dormer roof leaks

A leak around a dormer needs a clear description of its location and an assessment of the connected roof details. For Isle of Wight homes.

A dormer interrupts the main roof with its own roof, sides and junctions. Water appearing around the window or ceiling can therefore involve more than the small covering above it. The useful first step is to record the affected area without deciding too early which component has failed.

A stain at one corner and a drip from the middle of the ceiling are different observations. Keep their positions clear, particularly if more than one room or dormer is involved.

Describe the construction you can see

Keep related work within a clear scope

If roofing work affects cladding, the window perimeter or internal finishes, establish what is included and what needs separate attention. A single instruction to “fix the dormer” leaves too much open.
