Roof repairs
Loft condensation and roof leaks
Moisture in a roof space is not automatically rainwater. A useful investigation considers the weather, ventilation and the roof construction. For Isle of Wight homes.
Updated
Damp in a loft can lead to an immediate assumption that the tiles are leaking. Sometimes the roof covering needs repair; sometimes the moisture investigation must also consider air from inside the home and the way the roof space is ventilated.
The distinction matters because a surface repair cannot be judged successful if it was aimed at the wrong explanation. Equally, calling a problem condensation should not become a reason to dismiss signs of rainwater entry.
Record a pattern, not a conclusion
Note when moisture becomes visible and whether the change follows rainfall, colder weather or alterations to the home. Record the locations from a safe accessible position. Avoid disturbing insulation or stepping onto unsupported surfaces to obtain a better photograph.
A WWR Roofing repair enquiry should describe both the moisture and any recent changes to the roof or loft. Ventilation, air movement from the home and the roof layers can all matter to the investigation. A single product described as breathable is not an explanation of the whole construction.
Review recent changes
Information about added insulation, boarded storage areas, a loft hatch replacement or other building work can help an assessor understand the sequence of events. The timing is evidence to consider, not proof that the most recent contractor caused the problem.
Provide whatever drawings or invoices are available and distinguish them from recollection. If the roof has been altered several times, establishing the actual construction may be an important part of the investigation.
Repair the identified problem
Ask the assessment to separate confirmed defects from possible contributors and to explain the recommended action. Where both weatherproofing and ventilation need attention, each should have a defined scope. Avoid approving a vague promise to “let the roof breathe” without an explanation of the proposed work.
Resolve unexplained damp before adding more insulation. Additional layers can conceal evidence and change the roof space, so the moisture problem and intended upgrade should be considered together. Keep the recommended repair separate from any optional improvement.
