The visible size of a chimney repair can be a poor guide to the work needed to reach it. Access, inspection and coordination with related roof details may account for a substantial part of the project.
A useful quotation should explain those elements openly. The aim is to understand what the contractor will do and how the repair will be recorded, rather than judge the job by the number of bricks visible from the garden.
Establish the repair before booking the programme
Ask for the condition findings and the proposed work to be separated. Flashing renewal, repointing and a change at the top of the stack should each have a clear purpose. If specialist structural or flue advice is needed, resolve how it will be obtained before the programme is treated as complete.

Coordinate related work carefully

Agree how concealed findings will be handled. Photographs, an explanation and an approved variation are easier to review than a general instruction to undertake whatever becomes apparent.
Plan the handover record
Request photographs of completed details that cannot be viewed from the ground. Keep material information, invoices and any approval documents together. If another specialist has assessed an appliance or flue, retain that report under its own description.
