A chimney repair can range from attention to a defined local defect to renewal of a larger section of masonry. The difference should be explained through condition findings, not simply the age of the stack or an alarming photograph.
A rebuilding proposal needs to identify the extent involved and the reason a smaller repair would be inadequate. A local repair needs an equally clear account of what will remain and any limitations.
Separate appearance from stability
Weathered surfaces and uneven older masonry do not, on their own, establish the security of a chimney. Conversely, a tidy finish cannot confirm that the structure beneath it is sound. Concerns about movement or instability require appropriate professional assessment.

Keep decisions and permissions together
