Garage flat roof replacement

A garage roof quotation should account for the existing deck, access, drainage and the way the space beneath is used. For Isle of Wight homes.

A garage roof is often treated as a small version of a house roof. Its purpose, construction and access can be quite different, and those differences affect the replacement brief. Storage, an attached wall and a low doorway all deserve attention before a new covering is chosen.

The useful starting point is a description of the existing roof and any known leaks. Approximate dimensions can help an enquiry, but they are not a substitute for a measured scope.

Establish what is already present

Record the covering type only if it is known. An unfamiliar sheet or old layered finish should not be disturbed to identify it. Where asbestos may be present, appropriate material assessment needs to precede roofing work.

The supporting deck matters too. A new waterproof surface does not resolve damaged support beneath it. Establish which parts have been assessed and how concealed deterioration would be handled if found during removal.

Include the use of the garage

Tell WWR Roofing whether the space is used for parking, ordinary storage or another purpose. Explain any plans to change that use, without assuming the roofing quote includes a building conversion or every related requirement.

Belongings and access routes also affect preparation. Agree what should be moved, how vehicles will be kept clear and where old materials can be removed safely.

Follow the water to the outlet

Include gutters, outlets and wall junctions in the discussion. Where the garage meets another part of the building, the quotation should describe the relevant weathering detail and the boundary of the work.

Use our flat roofing page to discuss a replacement. The flat roof cost guide explains the items that affect a quotation; the older garage roof guide covers material uncertainty before maintenance begins.
