Flat roof costs and quotation details
Understand the work behind a flat roof price, from the deck and covering to insulation, access and disposal, before requesting a WWR Roofing quote. For Isle of Wight homes.
Updated
A flat roof replacement budget needs to cover the roof beneath the surface as well as the new waterproof finish. The deck, insulation, edges and rooflight details can make a simple square-metre comparison misleading.
A useful price starts with your property. WWR Roofing offers free quotations for flat roofing work; the cost needs to relate to the roof area, existing construction and agreed specification. The following breakdown explains the parts of the job to discuss when planning your budget.
| Part of the work | Details to establish for your quotation |
|---|---|
| Roof area and layout | Measured sections, rooflights, edges and wall junctions |
| Existing roof | Covering removal, retained layers and the condition of the deck |
| New covering | The proposed system and associated trims and fittings |
| Insulation and drainage | Any changes to the roof construction, outlets or falls |
| Access and disposal | Safe access equipment, removal of old materials and waste |
| Final amount | VAT treatment, exclusions and any provisional allowances |
Use this breakdown to prepare your enquiry, with any known leaks and previous repairs noted alongside it.
Establish what the price buys
Ask whether the proposal covers removal of the existing finish, disposal, access equipment and replacement of the deck where required. The roof area should be measured, with rooflights and junctions described separately. A small roof with several awkward details is not the same purchasing decision as an unobstructed rectangle.
The condition of concealed layers may remain uncertain until opening up. Have the contractor explain how that uncertainty is allowed for and how any additional work will be agreed. An honest allowance is easier to budget around than an unexplained extra invoice.
Include insulation in the design discussion
A new waterproof covering and an insulated roof upgrade are different scopes. Establish what insulation is already present, whether it will remain and what construction is proposed. The roof edges, rooflights and drainage also need to work with any change in roof depth.
Our warm and cold flat roof guide explains that distinction in plain language. The important pricing point is to compare complete systems with the same intended use.
Leave room for a proper comparison
Request the total payable, the treatment of VAT, payment stages and all exclusions in writing. Keep optional changes separate from work needed for the agreed replacement. That makes it possible to reduce or refine the brief without losing sight of essential items.
To discuss your roof with WWR Roofing, request a free quotation and include the property location, the type of work and any known leak history. Approximate dimensions and photographs taken from a safe position can provide useful context; the quotation should relate to the agreed work.
