Roof maintenance
Older garage roofs and asbestos awareness
An unfamiliar sheet roof should not be disturbed to find out what it is. Material identification and safe access come before maintenance. For Isle of Wight homes.
Updated
An older garage roof can seem like a small maintenance job because it is lower than the main house. That impression should not determine how it is inspected, cleaned or repaired.
Where the material is uncertain, the first step is to establish what is present through appropriate professional advice. Do not break a piece off, drill it or clean a test area to identify the covering.
Treat unknown sheets with caution
Existing records and an appropriate professional survey can help establish what the covering contains. Appearance alone cannot confirm that an older sheet roof is asbestos-free. Tell WWR Roofing about any uncertainty at the enquiry stage and provide any survey already available.
Share any old survey, invoice or product record with the person assessing the work. Keep the uncertainty explicit in the enquiry so the job is not priced on an unsupported assumption about the material.
Keep identification separate from access safety
Material identification does not establish that a roof is safe to stand on. Sheets, rooflights and their supporting construction can be fragile, including where asbestos is absent. Keep people and equipment off the covering until suitable access has been planned.
Do not walk on the covering or rest equipment on it. The contractor should plan safe access and establish the appropriate method before maintenance begins.
Define the next step after assessment
If asbestos is identified or suspected, obtain advice from a competent asbestos professional before maintenance, cleaning or removal. The material, condition and proposed task determine the specialist arrangements needed. Do not disturb the roof while those questions remain unresolved.
A roofing enquiry can then be based on the assessed condition and any necessary specialist arrangements. Keep those responsibilities clear rather than assume every roofing contractor provides asbestos services.
Our roofing services page provides the route to discuss the roof once the material and scope are understood. The photograph here shows a garage roof from the WWR gallery; it is not presented as an example of asbestos-containing material.
