Flat roof leaks around rooflights

A damp mark near a rooflight needs an assessment of the glazing, raised kerb, waterproofing and surrounding roof. For Isle of Wight homes.

A stain near a rooflight often draws attention straight to the glass. The rooflight is also surrounded by a junction between the roof covering and its raised kerb, with several details that need to work together. The location of a drip alone does not identify which component needs repair.

Record where the moisture appears and when it occurs. Water at an internal corner, condensation on a surface and a leak following rain are useful observations, but they should remain distinct until the cause has been assessed.

Include the surrounding roof

A useful enquiry describes the rooflight, nearby wall junctions and any visible standing water. Share photographs from safe existing viewpoints with WWR Roofing; do not step onto the roof or lean out of the opening to obtain a closer image.

Previous repairs are worth mentioning, especially work to the covering around the kerb. Dates and invoices help establish whether the symptom predates that work or has changed since it was completed.

Define what is being retained

A proposal to renew waterproofing around a rooflight differs from replacing the rooflight itself. The scope should identify the part being repaired, any components retained and the treatment of the surrounding covering.

If a full flat roof replacement is planned, the rooflight detail needs to suit the resulting construction. Changes in insulation or roof depth should be considered at the junction before the new surface is installed.

Follow the finding through to completion

Keep the diagnosis, agreed work and any remaining recommendations together. Redecoration should wait until the moisture issue is resolved and the affected area is ready for finishing.

Our flat roofing service covers roofing enquiries around these details. The guide to flat roof repair or replacement explains how to compare the extent of work once the cause is understood.
