The roof replacement process

The most useful roof replacement schedule explains decisions as well as dates. Homeowners need to know when access arrives, when the old covering is removed and how a change in the findings will be handled—not simply the day the first tile is lifted.
Begin with a written scope that names the roof sections, materials and associated work. It should be possible to read that document at the end of the job and recognise the roof that was agreed at the beginning.
Prepare the site before opening the roof
Access equipment, material deliveries and waste removal affect everyday use of a property. Establish where vehicles and deliveries can go, which entrances must remain usable and who to contact if arrangements change. Neighbours may also need notice where agreed access arrangements affect them.

Allow for the opening-up stage
Removing the old covering can expose conditions that were not visible during the first visit. The practical safeguard is an agreed process: photograph the finding, explain its effect on the job, price the proposed change and obtain approval. Keep that exchange with the original quotation.
Weather planning should be discussed before stripping begins. Ask how the contractor intends to protect opened sections and communicate delays. A target programme is useful, but it should not turn unsuitable conditions into pressure to continue.
Use handover to close the record
At completion, review the agreed scope and any approved variations. Collect the invoice, product information, applicable completion documents and the precise guarantee terms provided. Request photographs of details that cannot be seen from the ground.
Record any outstanding items and the arrangements for resolving them. It is much easier to address a named detail while everyone is looking at the same handover list than to reconstruct the discussion several months later.
