New roof costs and quotation details
The roof area, covering, access and repair scope all affect the cost of a new roof. Prepare for a property-specific quotation from WWR Roofing. For Isle of Wight homes.
Updated
A replacement roof is a substantial purchase, and the first price a homeowner sees rarely describes the whole job. The covering is visible; access, stripping, timber repairs and the details around chimneys are much less obvious until the quotation arrives.
For a price from WWR Roofing, start with the roof you have and the work you want to achieve. The area, shape, covering, access and condition beneath the tiles all affect the scope. Our new roofs service offers a route to a free quotation for your property; this guide explains the details to have ready for that discussion.
A roof measurement is only the beginning
The floor area of a house is not a reliable substitute for the measured roof area. A useful quotation should identify the roof sections included, along with the chosen covering and the treatment of ridges, edges and junctions. Otherwise, two similar totals can describe different amounts of work.
Access deserves its own line. A quote that includes scaffolding, removal of the old covering and waste disposal is easier to compare with another complete proposal than with a bare installation price. The same applies to any allowances for rooflights, chimney flashings and gutter alterations.
Make the unknowns visible
Some decisions cannot be settled from the pavement. Ask how the contractor will record concealed defects discovered during stripping, explain the proposed repair and agree its price before proceeding. A clearly described provisional allowance is more useful than a reassuringly precise total that leaves hidden work unaddressed.
It also helps to separate essential replacement work from optional changes. Keeping the same appearance, changing the material and adding a rooflight are different briefs. Combining all three in an unexplained figure makes later decisions harder.
Compare the finished job
Put quotations beside one another and compare their scope, exclusions, VAT treatment and payment stages. Check the documents due at completion and the terms of any guarantee actually offered. A materials warranty and a workmanship promise should not be assumed to cover the same problems.
Our new roofs service is the starting point for a property-specific discussion. The companion guide to comparing roofing quotations explains how to turn a headline price into a useful buying decision.
