A leak discovered at an empty property can involve several people before a roofer is contacted. An owner, neighbour or keyholder may each hold a different part of the information. Bringing those facts together avoids an urgent enquiry depending on second-hand assumptions.

The first concern remains safety. A keyholder should not enter an area with wet electrics, an unstable ceiling or other immediate hazards to complete a report.

Establish one current contact

If the roof has been repaired before, share the relevant invoices or descriptions. A keyholder may not know that history, so it is worth checking the property records before assuming the leak is entirely new.

Clarify what the first attendance covers and how findings will be communicated. Temporary protection and permanent repair should have distinct descriptions, with any insurer or managing contact kept within the applicable instructions.
