A property viewing offers only a limited picture of a roof. The covering may be visible from the street, while flat sections, valleys and concealed layers remain out of sight. Existing records can add useful context without turning a viewing into a condition assessment.
The aim is to understand what information is available and what still needs professional attention. A tidy appearance or a recent invoice should not be treated as confirmation about the whole roof.
Separate records by their purpose
A quotation describes proposed work; an invoice records a charge; a survey reports findings within its stated scope. Keep those documents under their actual descriptions. Where work is said to be recent, identify the roof area and the task completed.
Ask for relevant photographs, material information and guarantee terms if available. The dates and locations matter more than a general statement that the roof has been done.
Turn findings into a clear enquiry
